Terms and conditions

The terms for using the TIC Finance website. Last updated October 2026.

1. About us

This website is run by TIC Finance Limited, 148 Cranbrook Road, Ilford, Essex IG1 4LZ. We are authorised and regulated by the Financial Conduct Authority (firm reference number 681217) and registered with the Information Commissioner’s Office (registration number Z3480681). You can check our details on the FCA register at register.fca.org.uk.

You can reach us on 020 3411 4451 or at info@ticfinance.com.

2. Using this website

By using this website you agree to these terms. If you do not agree with them, please do not use the site.

3. What we do

We help people and businesses who need property-related finance or a solution for their property. This includes bridging loans, development finance, joint ventures, help for people facing repossession and arranging offers on property.

Where we can provide a service ourselves, we will. Where we cannot, we try to arrange it through our network of lenders, buyers and other professionals. We will not introduce you to anyone without your permission. We are not a lender, and we do not buy properties. We arrange offers.

4. Information, not advice

The pages on this website are general information. They are not legal, financial or mortgage advice, and they do not take account of your personal circumstances. We always recommend that you get independent legal and financial advice before making a decision. Please look at your options and the costs carefully.

Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.

5. Regulated and unregulated products

Some of what we do is regulated by the FCA and some is not. For example, a bridging loan secured on a property you or your family live in is usually regulated, while one for business or investment purposes often is not. Where a product is not regulated, you will not have the protection that comes with regulated products, which can include the right to complain to the Financial Ombudsman Service. We will explain which applies to you when we discuss your case.

6. Fees and commission

We tell you about any fee before you are asked to pay it. Lenders and other providers will have their own charges, which may include valuation, legal and arrangement fees, and interest. We may receive a fee or commission from a lender or other provider if you go ahead with them. We will tell you if this applies, and what it is, before you commit.

7. No guarantees

Nothing on this website is an offer to lend or a promise of finance, a sale or any other outcome. Examples of amounts and timescales show what may be possible, not what we will achieve in every case. Any funding is subject to a full assessment, the terms of the lender and the checks that apply to your case. Offers on property depend on a viewing, due diligence and other conditions.

8. Accuracy of the website

We do our best to keep this website accurate and up to date, but we cannot promise that it is free of errors or that everything is complete. We may change or remove content at any time.

9. Your enquiries

When you contact us, we use your details as set out in our privacy policy. Please make sure the information you give us is correct and complete. If you tell us something that is untrue, it could affect any application made on your behalf. If you have difficulties paying a mortgage or other debt, please tell us as early as you can.

10. Acceptable use

You must use this website lawfully. You must not:

  • try to damage the website or introduce viruses or harmful code
  • try to get into parts of the website or our systems that you are not permitted to use
  • collect information from the website with automated tools
  • give false details or pretend to be someone else
  • use our forms or chat to send spam or misleading information

11. Our content

The content, design, name and logo of TIC Finance are ours or used with permission. You may view and print pages for your own personal use. You may not copy, republish or sell them without our written permission.

12. Links to other websites

We sometimes link to other websites, such as GOV.UK and free advice services. We do this to help, but we do not control those websites and are not responsible for what they contain.

13. Our responsibility to you

We are responsible for loss caused by our failure to take reasonable care, and for anything the law does not allow us to exclude. Beyond that, we are not responsible for loss or damage that results from using this website or relying on its content, or for problems caused by things outside our control, such as a fault with your device or internet connection. Nothing in these terms limits any rights you have under FCA rules or consumer law.

14. Complaints

If you are unhappy with our service, please see our complaints procedure.

15. Changes to these terms

We may update these terms. The latest version is always on this page, and the date at the top shows when it was last changed. If you carry on using the website after a change, you accept the updated terms.

16. Law that applies

These terms are governed by the law of England and Wales, and the courts of England and Wales will decide any dispute, unless the law where you live gives you the right to bring a claim somewhere else.
